It would&lt;br /&gt;create a "sense of place" and of "pride" and of future successes.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;Option Cs4 + Mo3 involves the creation of an accessible and open elite sporting&lt;br /&gt;and entertainment precinct that includes a new rectangular stadium located to&lt;br /&gt;the east of the existing Stadium on the existing eastern car park.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;Canberra Stadium would be converted back to the 1985 facility Oval format.&lt;br /&gt;Rugby and soccer would be played in the new rectangular stadium. Professional&lt;br /&gt;cricket and AFL would be transferred to the existing Canberra Stadium from&lt;br /&gt;Manuka Oval.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;Manuka Oval would be converted to a community oval, similar to the oval in&lt;br /&gt;1955.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;The Canberra Stadium Component (Option Cs4)&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;strong&gt;The Stadia:&lt;/strong&gt;&lt;br /&gt;The new rectangular stadium would be a similar design to the new stadium in&lt;br /&gt;Option Cs3. It would however be located on the existing eastern car park.&lt;br /&gt;The existing Canberra Stadium would be significantly modified to return it to its&lt;br /&gt;Oval format. The modifications to the Stadium would include changes to the&lt;br /&gt;team facilities so that they meet the minimum standards of major Cricket and&lt;br /&gt;AFL events.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;br /&gt;The existing corporate facilities and spectator facilities would not be substantially&lt;br /&gt;changed. The existing stadium and the new stadium would have new state of&lt;br /&gt;the art playing fields installed.&lt;br /&gt;&lt;br /&gt;The new playing field at the existing stadium would be established on a&lt;br /&gt;suspended slab over a new car park (similar to Telstra Dome in Melbourne).&lt;br /&gt;This parking would replace some of the cars spaces (approximately 750 cars) in&lt;br /&gt;the eastern car park.&lt;br /&gt;&lt;br /&gt;The re-use of the existing Canberra Stadium as the home for ACT Cricket and&lt;br /&gt;AFL NSW/ACT would enable each sport to increase their events schedule,&lt;br /&gt;including day/night and night games.&lt;br /&gt;&lt;br /&gt;Canberra Stadium Master Plan Option Cs4 &amp;amp; Manuka Oval Master Plan Mo3&lt;br /&gt;Manuka Oval would be returned to a community Oval in a park, with either just&lt;br /&gt;the Bradman Stand or three corporate facilities, being the Bradman, Hawke and&lt;br /&gt;Menzies Stands still located on the Oval (Option Mo3).&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The Plaza:&lt;/strong&gt;&lt;br /&gt;The plaza would be a public realm and pre-function space for the entertainment&lt;br /&gt;venues on the site.&lt;br /&gt;&lt;br /&gt;This area would be landscaped and an attractive streetscape established with&lt;br /&gt;clear signage, areas of relaxed contemplation and street art and activities. This&lt;br /&gt;area and the activities would enhance the spectator experience.&lt;br /&gt;&lt;br /&gt;The area between the new and existing stadia would be the heart of the precinct.&lt;br /&gt;Shops and cafés would be located along the plinth line of the new stadium to&lt;br /&gt;activate the space on event and non-event days.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Traffic and Transport Arrangements:&lt;/strong&gt;&lt;br /&gt;In general the traffic and transport arrangements would be same as in previous&lt;br /&gt;options.&lt;br /&gt;&lt;br /&gt;Parking arrangements would, however differ. The eastern parking area would be&lt;br /&gt;developed as the new stadium. Parking for 750 cars would be constructed under&lt;br /&gt;the surface of the existing stadium.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Development Opportunities:&lt;/strong&gt;&lt;br /&gt;Development opportunities, including for mixed use activities are located to the&lt;br /&gt;east and west of the stadiums.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Indicative Staging and Programme:&lt;/strong&gt;&lt;br /&gt;It is proposed that the development would be undertaken in three stages over&lt;br /&gt;four years, including the Manuka Oval redevelopment.&lt;br /&gt;The Manuka Oval Component (Option Mo3)&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The Oval:&lt;/strong&gt;&lt;br /&gt;The oval would be returned to its historic roots. The Bradman Stand (and&lt;br /&gt;possibly the Hawke and Menzies Stands, if redeveloped before this option is&lt;br /&gt;adopted) would be retained.&lt;br /&gt;&lt;br /&gt;The remaining stands and the seating bowl would be demolished and would be&lt;br /&gt;replaced by grass berms around the oval. Temporary seating for 1,000 people would be provided to increase the&lt;br /&gt;seating capacity to a maximum of 20,000 when required.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;br /&gt;The Hawke and Menzies Stands would be redeveloped as described in Option&lt;br /&gt;Mo1. Minor refurbishment of the Bradman Stand would be undertaken.&lt;br /&gt;&lt;br /&gt;All viewing areas would be redeveloped. Split tier stands would be located in the&lt;br /&gt;north-west, south-west and east of the Oval. The grass hill (berm) would be&lt;br /&gt;relocated to the north of the field of play.&lt;br /&gt;&lt;br /&gt;The stands would be separate structures thus establishing a traditional cricket&lt;br /&gt;venue aesthetic of stands and pavilions around an oval and also to provide&lt;br /&gt;further view corridors into the venue.&lt;br /&gt;&lt;br /&gt;Each stand would be covered with lightweight fabric roofs of varying design to&lt;br /&gt;create a distinctive character for each pavilion and stand. They would also&lt;br /&gt;maximise areas of shade and cover with a view of the field of play.&lt;br /&gt;&lt;br /&gt;The split tiered stands would be specifically designed to visually connect the&lt;br /&gt;neighbouring areas to the Oval. Views into and out of the Oval would be&lt;br /&gt;enhanced. The new north entrance would create a green corridor through&lt;br /&gt;Telopea Park to the foreshore of Burley Griffin Lake.&lt;br /&gt;&lt;br /&gt;The grass berm is a historical and traditional element of cricket ovals around the&lt;br /&gt;world, and it would be retained as an aesthetic.&lt;br /&gt;&lt;br /&gt;The MCG scoreboard would be relocated just north of its current location and a&lt;br /&gt;large multi-media board would be erected next to the scoreboard.&lt;br /&gt;&lt;br /&gt;At present most of the food and beverage outlets are temporary. Permanent&lt;br /&gt;facilities that could meet the demands arising from the increased seating capacity&lt;br /&gt;would be developed.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The Plaza:&lt;/strong&gt;&lt;br /&gt;The plaza would be upgraded as outlined for Option Mo1.&lt;br /&gt;&lt;br /&gt;In addition, a new entrance from the north end of the site would be established&lt;br /&gt;and would connect the Oval with Telopea Park. This arrangement would&lt;br /&gt;encourage people to walk through the park to the Oval.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Transport and Traffic:&lt;/strong&gt;&lt;br /&gt;A bus transit would be developed at the northern end of the site, between the&lt;br /&gt;Oval and Telopea Park to encourage greater use of public transport on event&lt;br /&gt;days.&lt;br /&gt;&lt;br /&gt;The west and east car parks would continue to be used for staff and VIP parking.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Development Opportunities:&lt;/strong&gt;&lt;br /&gt;As for Mo1.&lt;br /&gt;In addition a high performance indoor cricket and AFL facility with dedicated&lt;br /&gt;offices for these sports would be established on the site of the old outdoor cricket&lt;br /&gt;nets. This facility would include for a multi-use gymnasium and outdoor nets (on&lt;br /&gt;the same orientation as the current ones). It includes rebuilding of the Hawke and&lt;br /&gt;Menzies Stands in the same position as the existing stands and upgrade of the&lt;br /&gt;external concourse, entrances and fence.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;br /&gt;&lt;strong&gt;The Stadium:&lt;/strong&gt;&lt;br /&gt;Option Mo1 rebuilds the Hawke and Menzies Stands based on the profile of the&lt;br /&gt;Bradman Pavilion. These redevelopments would balance the Bradman Stand&lt;br /&gt;and increase the revenue earning potential of the venue.&lt;br /&gt;&lt;br /&gt;Minor refurbishment work is proposed for the Bradman Stand.&lt;br /&gt;&lt;br /&gt;The new stands would accommodate function rooms, corporate suites and open&lt;br /&gt;boxes and the requisite finishing kitchens.&lt;br /&gt;&lt;br /&gt;The existing media facilities are inadequate. A new media facility would be&lt;br /&gt;located behind the bowlers arm in accordance with the requirements for cricket.&lt;br /&gt;The seating capacity of the Manuka Oval would increase by approximately 500&lt;br /&gt;spectators.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The Plaza:&lt;/strong&gt;&lt;br /&gt;Option Mo1 seals and landscapes the external concourse and plaza to improve&lt;br /&gt;the arrival experience for spectators. The external plazas and concourse would&lt;br /&gt;provide shelter and places to sit and relax. Signage would be developed to&lt;br /&gt;clearly direct patrons.&lt;br /&gt;&lt;br /&gt;The entrances and ticketing kiosks would be upgraded to reflect the significance&lt;br /&gt;of the Oval. Entrances from the east and west would be enhanced.&lt;br /&gt;&lt;br /&gt;A new team coach and VIP drop off station would be located off Canberra&lt;br /&gt;Avenue adjacent to the Bradman Stand to allow for safe and secure access to&lt;br /&gt;the stadium.&lt;br /&gt;&lt;br /&gt;The perimeter fence would be upgraded to establish a warmer parkland aesthetic&lt;br /&gt;similar to the brick and wrought iron fences around public parks in England.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Development Opportunities:&lt;/strong&gt;&lt;br /&gt;The master planning identified a number of indicative development zones to the&lt;br /&gt;north, east and west of the Oval within the Manuka Circle precinct.&lt;br /&gt;&lt;br /&gt;Potential development opportunities include mixed use developments such as a&lt;br /&gt;high performance indoor cricket and AFL facility with dedicated offices for these&lt;br /&gt;sports.
